The Brisbane Market Just Handed Buyers Something It Hasn’t Offered In Three Years
Every headline still says record. Underneath the record print, the market has quietly shifted, and for the first time since 2022 disciplined buyers have real leverage. Here is what the latest numbers actually mean if you are trying to buy.
A buyer’s read on the Brisbane and Queensland market, from the team that sits on your side of the table.
“Record high and buyer leverage are sitting in the same set of numbers right now. Most people will read the first and miss the second. The whole job of a buyer’s agent in a market like this is to tell you what the headline actually means for the one decision in front of you.”
The Snapshot
The Latest Numbers At A Glance
Four numbers that tell you more about your buying position than any median ever will.
+0.3%
Dwelling values still rose over the past month, but at a fraction of the pace seen at the start of the year. The sprint has become a walk.
Slowing, not falling+17.4%
Brisbane’s yearly growth still leads almost every capital city. The level is high. The rate of change is what has quietly shifted.
Still leading the country+13% YoY
More stock on the market than a year ago while sales volumes have slipped. More choice for buyers, and less competition for it.
Choice is back~39%
In recent auctions, more than half of vendors who took a home to auction did not sell under the hammer. Pressure has moved off the buyer.
Pressure off buyersThe headline median is a rear-view mirror. Listings, clearance rates and softening investor demand are the live signals, and right now all three point the same way: toward the buyer. That kind of window tends to close the moment confidence returns.
Pace, Not Level
The Sprint Has Become A Walk
Early in 2026, Brisbane values were climbing around 1.6 percent in a single month. In the latest read, monthly growth has eased to roughly 0.3 percent. The level is still a record. The momentum is not.

The Headline vs The Reality
What The Top-Line Number Is Hiding
A record median and 17.4 percent annual growth reads like a runaway market. It is not. The trick is to look at the pace, not the level.
That 0.3 percent monthly figure is a sliver of what Brisbane was posting earlier in the year. House growth has slowed to roughly 0.2 percent for the month, and Brisbane was one of only a handful of capitals to record any gain at all in the latest month, while Sydney and Melbourne both went backwards.
A walking market behaves nothing like a sprinting one. The 2023 frenzy, where you fought a dozen offers on a tired three-bedder before you had finished the inspection, is gone. What has replaced it is room to think, room to inspect properly, and room to negotiate.
The Numbers That Matter
Where Prices Actually Sit
The medians across Greater Brisbane in the latest data, and what the gaps between them are telling buyers.
Dwelling Median
~$1.12M
Greater Brisbane, July 2026
House Median
~$1.22M
Up 16.8% over the year
Unit Median
~$885K
Up 20.3%, outpacing houses
Annual Growth
+17.4%
Dwellings, well above national
Units are now outgrowing houses at every horizon, which tells you exactly where affordability pressure is pushing demand. With a house median past $1.22 million, the action has shifted to units and the outer growth corridors, and that is where competition is still firmest.
But averages hide everything that matters. Two suburbs three kilometres apart are behaving completely differently this quarter. The median is where you start reading the market, not where you make the decision.

Three Signals That Say Buyers Have Leverage
Forget the median for a moment. These are the numbers that tell us what a buyer can actually do this month.
Listings Are Up
Total stock on market has climbed around 13 percent over the year while sales volumes have slipped. More homes, fewer buyers fighting over them. That is the opposite of the last three years.
Clearance Rates Have Fallen
When more than half of auction vendors fail to sell under the hammer, the pressure has moved off the buyer and onto the seller. That is negotiating oxygen you simply did not have in 2023.
Investor Demand Has Softened
Higher borrowing costs and proposed investor tax changes have pulled a chunk of investor buyers out of the contest. If you are buying a home to live in, you may have just lost your loudest rival.
Brisbane & Queensland
The Fundamentals Have Not Left
Vacancy near 0.9 percent, less than half the national rate. House rents pushing past $830 a week. Queensland pulling in more interstate migrants than any other state. Not enough new housing being built. And a decade of committed 2032 infrastructure spending still ahead.

Why This Isn’t The Crash You’re Hoping For
I hear it every week at the moment. I’ll just wait for prices to drop. I understand the instinct, but the foundations that drove Brisbane for five years have not gone anywhere.
A market with a 0.9 percent vacancy rate and a genuine housing shortage does not fall over. It catches its breath. What you are seeing is not the start of a decline, it is a window where a disciplined buyer can transact on their own terms instead of the seller’s.
Windows close. This one most likely closes the moment the first rate cut lands and confidence snaps back.
The Buyer’s Brief
How To Play The Back Half Of 2026
A quieter market is more forgiving on price and far less forgiving on choice. Here is how to get both right.
Be selective, it is the whole game now. When the median climbed 1.6 percent a month, almost anything went up. That era is over. The wrong property in the wrong pocket is dead money.
Treat a long days-on-market listing as an opportunity. A home that has been sitting is a vendor whose expectations have had time to soften. That is where the negotiation lives.
Do the due diligence properly. A rising tide bailed out sloppy checks for three years. It will not bail them out now.
Read street-level data, not the headline suburb. The suburb-level picture is where the real value, and the real traps, are hiding this quarter.
Act on the leverage while it is here. The buyers who do well over the next six months move on the window, they do not wait for a bottom that isn’t coming.
The Part Most People Miss
The buyers who win the back half of 2026 will not be the ones who timed the bottom, because there is no bottom to time here. They will be the ones who saw that record high and buyer leverage were sitting in the same numbers, and acted on the second one while everyone else was still reading the first.
That is the entire job of a buyer’s agent. Not to tell you the market is up or down, but to tell you what it means for the specific decision in front of you, this week, in this pocket, on this property. Ideal Buyer’s Agency works exclusively for buyers, flat fee, right across Brisbane and Queensland with the Bayside as our home turf.
