Kenmore
A riverside suburb where Moggill Road does the work of a high street, and the only traffic jam anyone complains about is the roundabout outside the pub.
No train line on this side of the river, and somehow nobody seems to mind.
“There’s no train line on this side of the river, which suits Kenmore fine: a riverside suburb built around a roundabout, where the shopping centre car park has quietly outlasted three decades of plans to build a bypass around it.“
A Local’s Week
How Kenmore Actually Lives
Forget the brochure version. This is what a week here actually looks like.
Where the whole suburb still does its shopping
Park near the roundabout and you’ll cover groceries, the post office and the council library in one trip. Kenmore Village has anchored the suburb since the 1960s, more meeting point than mall.
Kenmore Village ↗A pub that’s also the social anchor
The Kenmore Tavern complex on the corner of Marshall Lane doubles as the suburb’s other meeting point, and most evenings it’s the busiest car park in the postcode after the Village itself.
Find Kenmore Tavern ↗Forest on one side, river on the other
Walking and cycling tracks lead straight out of the suburb into Mount Coot-tha Forest and the Brisbane Botanic Gardens, while boat ramps drop you into the Brisbane River along the suburb’s southern edge.
Mount Coot-tha ↗Borrowing the highway to get to uni
There’s no train station in Kenmore, Indooroopilly is the closest, but frequent buses run straight up Moggill Road into the city and the University of Queensland, which is where a good share of the suburb’s professionals and managers are headed.
TransLink bus timetables ↗The Kenmore War Memorial has had three addresses. Unveiled in 1920 on a traffic island at the Moggill and Brookfield Roads intersection, it was relocated into the Kenmore Village car park during 1969 roadworks, then restored and moved again in 1987 to Pike Place, the small park beside the shopping centre it still occupies today. Bounded By Water
A Suburb Defined By What Surrounds It
Kenmore is boxed in on three sides by water: the Brisbane River along its southern edge, Moggill Creek to the west and Cubberla Creek to the north-east, with the Centenary Highway forming the fourth boundary. European settlement began here in the 1840s as part of a sheep and cattle run, and dairy farming carried the local economy through into the 1950s, when Hooker’s began buying up land around Dumbarton Drive and the modern suburb took shape.
The retail and civic centre still clusters around the roundabout where Moggill and Brookfield Roads meet, the same intersection that once held the suburb’s war memorial before 1960s roadworks moved it on. A second hub sits down the road at the Kenmore Tavern complex on Marshall Lane, and a five-minute drive the other way puts you at the Mount Coot-tha lookout, the view above, for one of the best skyline payoffs in the city.
A proposed Kenmore Bypass has been on and off the table for years, intended to pull through-traffic off Moggill Road, but local opposition over the resumption of homes has kept it unbuilt, which means the suburb’s single main road remains exactly that.

Worth saying plainly: Kenmore isn’t cooling off. Five-year growth sits at 76.4%, the past year alone added 13%, and only 1.2% of the suburb’s housing stock is on the market at any time against a 28.2% absorption rate. That combination means competition is the problem here, not the price trend, so the value of a buyers agent shows up well before the auction, in finding what hasn’t reached the portals yet.
Why Buyers Keep Coming Back
No Train Station, And Nobody Minds
Kenmore has never had its own rail line, Indooroopilly station is the closest, and locals have made peace with it: frequent buses run straight up Moggill Road to the city and the University of Queensland, and the trade-off buys a suburb with its own schools, its own shopping strip and its own forest on the doorstep.
A self-contained western suburb inside a capital city, the kind of trade-off most Brisbane addresses this close to a major university can’t offer.
Who Lives Here
Professional Households Putting Down Roots
Kenmore’s median household earns $2,491 a week, and more than half the workforce sits across professional and managerial roles. The age review skews toward established 45 to 64 year olds and families with school-age kids, the 5 to 19 bracket is the single largest group in the suburb, with almost a third of residents now working from home.

Before You Fall In Love With An Address
Kenmore is hemmed in by the Brisbane River, Moggill Creek and Cubberla Creek, and council flood mapping shows real extent through the suburb’s lower-lying pockets, Gem Road was among the areas affected in the 2010-11 Queensland floods. The bushland fringe around Mount Coot-tha and the Moggill Creek corridor also carries a mapped bushfire-prone classification. Neither rules a property in or out, but both are exactly the kind of checks we run street by street before our clients make an offer, not after.
