Manly

The bay sets the pace here. Brisbane’s harbour town, twenty minutes from anywhere.

It’s a perfect match, if you ask the locals.

“Saturday starts slow here. A flat white at the harbourside markets while a few hundred yacht masts catch the morning light, and it ends slower still: something cold in hand as the sun drops over Moreton Bay.”

How Manly Actually Lives

Forget the brochure version. This is what a week here actually looks like.

Saturday Morning

Fig trees and fresh produce

Jan Powers Farmers Markets sets up on the first and third Saturday, 6am to noon, right by the harbour. Grab a coffee and walk it off along the Esplanade.

Oysters as the boats come home

Pull up a stool at Shucks Bar for fresh-shucked oysters and a glass of something chilled while the yachts return to their berths and the light turns gold over Moreton Bay.

Markets and a fish stop

Manly Creative Markets run 8am to 3pm, handmade everything. Finish with a long lunch at Manly Boathouse, perched right on the breakwall.

A walk that never gets old

The Royal Esplanade path runs north to Wynnum, with sailing crews training under lights at the yacht squadron most evenings.

Norfolk Point, the headland inside the harbour, was named in 2000 after the sloop Norfolk, commanded by Matthew Flinders during his 1799 survey of Moreton Bay. A small plaque marks the spot, easy to miss but worth the detour. More suburb history ↗

On The Water

A Harbour Built To Be Used, Not Just Looked At

Manly Boat Harbour is widely cited, including by Tourism and Events Queensland, as the Southern Hemisphere’s largest marina, big enough to be home to four sailing clubs, the Royal Queensland Yacht Squadron among them, and Australia’s largest Volunteer Coast Guard flotilla, on call since 1972.

It’s not a museum piece. Charter boats leave from here for Stradbroke Island, weekend markets set up along the harbourside most weeks, and the village above the marina keeps the cafés and oyster bars open well past the morning rush.

A direct line on the Cleveland railway keeps the CBD realistic for the nine‑to‑fivers, though with over a quarter of residents working from home, plenty of buyers here have stopped needing the train at all.

Buyer’s Lens

This is a capital‑growth suburb, not a cash‑flow play: yield sits under 3% while five‑year growth has run above 80%. With only 1.2% of stock on market, expect genuine competition on anything well‑presented near the water.

Why Buyers Keep Coming Back

The Marina That Built The Suburb

Manly grew up around what’s widely regarded as the Southern Hemisphere’s largest marina: weekend markets, oyster bars, four sailing clubs and somewhere new to watch the sun go down most nights of the week.

A bayside lifestyle most Brisbane suburbs can only borrow for a weekend.

Who Lives Here

Professionals, Settled Families, And A Lot Of WFH

Manly’s workforce skews white‑collar, with most residents sitting in the 45 to 64 bracket and a median household income around $2,079 a week. This reads as an established, well‑resourced suburb, and a striking share work from home, worth factoring into floor‑plan priorities if you’re buying to live in.
