Redland Bay

A bayfront suburb at the southern tip of the Redlands, around thirty-five kilometres south-east of the Brisbane CBD, the mainland gateway to the Southern Moreton Bay Islands and one of the busiest growth fronts in the region.

On the shores of Moreton Bay, anchored by the Weinam Creek ferry terminal, the foreshore and marina, with a multi-billion-dollar pipeline of new homes reshaping the suburb behind the water.

$1.15M median house +89.3% in 5 years 17,056 residents 77% owner-occupied · growth frontier

“Redland Bay is where the Redlands meets the islands: a true bayside lifestyle of foreshore, marina and the Weinam Creek ferries, at prices still below the established marina suburbs to the north. Houses have grown more than 89% over five years here, but with a multi-billion-dollar pipeline of new homes in train, the skill is telling the genuinely scarce stock apart from the replaceable.“

A Local’s Week

How Redland Bay Actually Lives

Forget the brochure version. This is what a week here actually looks like.

Any Morning

The foreshore and the dog beach

Mornings here belong to the water, with the foreshore, the boat ramp and the marina anchoring a genuine bayside life and the Talburpin Esplanade off-leash dog beach a local fixture. Boating and fishing culture runs all along the water’s edge.

Weekday Commute

Car country, with an island gateway

There is no rail out here, so Redland Bay is car-led, mostly via Cleveland-Redland Bay Road and German Church Road. What it does have that the inland suburbs do not is the Weinam Creek ferry terminal, running to Russell, Macleay, Lamb and Karragarra islands.

Weekend

Islands, marina and the market

Weekends lean to the water and the islands: a marina coffee, a day trip across to Russell or Macleay, and the boats coming and going from the terminal. The Southern Moreton Bay Islands are part of life here, not a holiday.

Any Evening

A bayside suburb mid-change

Master-planned communities led by Shoreline are adding new homes, schools, retail and parks, so the everyday runs are getting easier by the year, while the established foreshore streets and the bushland green edge to the west keep the suburb grounded.

Did you know

Redland Bay takes its name from the rich red volcanic soil that drew farm selectors in the 1860s, and it stayed a farming and fishing community for most of the next century. From 1953 to 1971 the Redland Bay jetty even served as a Qantas flying-boat base, ferrying passengers out to seaplanes on the bay. Today that quiet past sits alongside one of the region’s largest residential transformations. More suburb history ↗

A Bayfront Growth Frontier

From Farms And Fishing To A Growth Frontier

Redland Bay takes its name from the rich red volcanic soil that drew farm selectors in the 1860s, and it stayed a farming and fishing community for most of the next century. The bay was always the heart of it, and for a long stretch from 1953 to 1971 the Redland Bay jetty even served as a Qantas flying-boat base, ferrying passengers out to seaplanes on the water.

Today that quiet past sits alongside one of South East Queensland’s largest residential transformations. Master-planned communities led by Shoreline are adding thousands of new homes, with schools, retail and parks following, so the suburb spans two worlds: established foreshore streets and a fast-growing new-estate frontier behind them.

That mix is why buyers range from families upsizing into new estates to lifestyle buyers chasing real bay frontage. The appeal is a true bayside lifestyle of boats, islands and foreshore at prices still below the established marina suburbs further north, with the trade-off that you are buying into a suburb mid-change.

Buyer’s Lens

First, the supply picture. Redland Bay is the rare bayside suburb where buyers hold leverage. A residential pipeline worth more than $2.1B and roughly 4,197 new dwellings, led by Shoreline, sits behind stock on market of 3.6% and an absorption rate of 12.3%, so there is more choice and longer selling times here, around 54 days across comparables, than in the tight suburbs to the north.

Second, the demand engine. That choice is an opportunity, but it cuts both ways: a steady flow of similar new estate homes can cap growth on the replaceable stock, so what you buy matters as much as where. We steer clients toward the genuinely scarce, established homes and true waterfront the supply wave does not reach. Rents rose 4.8% over the year on a 3.7% yield, a steady income side alongside capital growth of more than 89% over five years.

Why Buyers Keep Coming Back

A Family Bayside Suburb On A Genuine Growth Frontier

Redland Bay is family-skewed and around 77% owner-occupied, with about a quarter of residents aged 45 to 64 and almost one in five aged 5 to 19. The population has grown roughly 30% over the past decade, and the development pipeline means that pace is set to continue, so the real question is which pockets hold scarcity as the suburb grows.

Who Lives Here

Families, Tradies And A Growing Frontier

Redland Bay skews family and established, built around boating, construction and the bay. Median household income sits around $2,046 a week, and with no rail line the suburb is car-led, the trade-off for a true bayside lifestyle on the southern edge of the Redlands.

Before You Fall In Love With An Address

Flood and storm tide are the first things to check in Redland Bay. This is a coastal suburb on the shores of Moreton Bay, so the bay frontage and the Serpentine and Weinam Creek corridors carry flood and storm-tide planning overlays, and any waterfront or low-lying lot deserves a careful look at those layers before you offer. Higher inland streets generally sit clearer, but the specific lot should always be confirmed against the current flood and storm-tide mapping.

Then there is the one that sets Redland Bay apart: the supply pipeline. A residential pipeline worth more than $2.1B and several thousand new dwellings is in train, and future supply can cap growth and rents on replaceable estate stock, so what you buy matters as much as where. Bushfire is a secondary, more localised consideration along the western conservation fringe near the Bayview Conservation Area and German Church Road, while the eastern bayside estates are largely clear, and biodiversity controls including koala habitat and vegetation overlays can apply on the larger western lots. None of this rules a property out, but flood, storm-tide, overlay and supply checks belong before contracts, not after, which is exactly the due diligence we run for our clients.
