Rochedale South

Rochedale South is a large, established family suburb on the far northern edge of the City of Logan, sitting one road from the Brisbane boundary, where generous 1980s estate blocks, quick motorway access and the koala bushland along its eastern edge give buyers space-rich family living at a genuine discount to Rochedale across the line.

The most northern suburb of the City of Logan, bounded to the north by Priestdale and Underwood Roads (the Brisbane boundary, with Rochedale directly across it) and to the west in part by the Pacific Motorway, neighbouring Eight Mile Plains, Underwood, Springwood and Priestdale, with the Koala Coast bushland wrapping the eastern side.

“Rochedale South is a big, settled, family-and-trades southside suburb sitting right on the Logan and Brisbane border. The value story is simple: Logan pricing and rates one street from the City of Brisbane line, on generous 1980s estate blocks with the koala bushland wrapped along the eastern edge. For buyers here the two questions that matter most are which high school catchment an address falls into, because the suburb has none of its own, and how a block sits relative to the creek and motorway flood lines on the western side.“

Did you know

Rochedale takes its name from the homestead built by the Roche family, who emigrated from Ireland and settled here in 1868, farming grapes and citrus in the district’s rich red volcanic soil through the 1870s. As drought and the city pushed south, the farms gave way to housing estates, and Rochedale South was split off from Rochedale and formally gazetted on 1 August 1979, the same year Rochedale South State School opened. Today the suburb’s eastern edge runs straight into the Koala Coast bushland, some of the most important koala habitat in Australia. More suburb history ↗

A Border Suburb Built On Red Soil

From Roche Family Vineyards To A Family Estate Suburb

Rochedale South began as farming country on the rich red volcanic soil south-east of Brisbane, worked by the Roche family, who settled here in 1868 and gave the district its name, farming grapes and citrus through the 1870s.

As drought took hold and Brisbane’s suburbs pushed south, much of that farmland was steadily subdivided into housing estates through the 1970s. The suburb was split off from the larger Rochedale and formally gazetted on 1 August 1979, with Rochedale South State School opening the same year.

The border shaped the rest. Rochedale South is the most northern suburb of the City of Logan, and its northern edge along Priestdale and Underwood Roads is the boundary with the City of Brisbane, putting Rochedale, a markedly dearer suburb, directly across the line.

Today Rochedale South is a large, established, tightly held family suburb of houses on generous blocks, wrapped by Koala Coast bushland to the east and served by the Pacific Motorway and the South East Busway to the west, about seventeen kilometres from the CBD.

Now For The Practical Bit

A high-confidence house market: the median rests on a strong 202 sales over 12 months. What sets Rochedale South apart is the value gap, a Logan median that still buys space one street from the Brisbane boundary, sitting on top of standout long-run growth of 94.4% over five years.

Buyer’s Lens

First, the shape of this market. Rochedale South is a large, high-owner-occupation family suburb at around 78%, with a high-confidence $1.14M house median on a strong 202 sales, a fast market at roughly 21 days and 1.3% vacancy, and standout long-run growth of 94.4% over five years. The spread is moderate, with an interquartile range near 25% of the median, reflecting a real split between original 1970s and 1980s lowset homes and the renovated and rebuilt four and five-bedroom houses at the top of the range.

Second, what drives value. Two things sit above the rest here: the border and the catchment. Rochedale South is the last Logan suburb before the Brisbane line, so its median still buys space that Rochedale across the road no longer does. Supply is genuinely scarce, with building approvals near zero and nothing in the development pipeline. The two variables that move price the most are the high school catchment, since the suburb has no high school of its own, and where a home sits relative to the western creek and motorway flood line, and confirming both is the work we do for our clients.

Why Buyers Keep Choosing Rochedale South

Space, Value And A Green Edge

Rochedale South is a benchmark border-value family suburb: established estate homes on generous blocks one street from the Brisbane line, backed by the Koala Coast bushland to the east, with the Pacific Motorway and the South East Busway close for the city and both coasts. It offers settled, space-rich family living in a large and genuinely mixed community, rather than a churn-and-rent apartment market.

The most northern suburb of the City of Logan, about seventeen kilometres south-east of the Brisbane CBD, bordered to the north by Priestdale and Underwood Roads (the Brisbane boundary), to the west in part by the Pacific Motorway, and to the east by the Koala Coast bushland.

Who Lives Here

A Large, Settled, Mixed Family Community

Rochedale South skews to families, but with a broader base than a pure white-collar suburb. School-age children make up almost 19% of residents and the 45 to 64 bracket another 21%, while a notable 20 to 24 cohort at around 16% points to grown children still living at home. Occupations are genuinely mixed: professionals lead at just under 25%, but administrative, trades and service work together make up the larger share, the signature of a middle-market working-family suburb. Owner-occupation is high at around 78%, the community is predominantly Australian-born with established New Zealand, English and South African communities, and it is settled and stable.

Before You Fall In Love With A Rochedale South Home

In Rochedale South, two questions matter more than almost anything on the floor plan. The first is the high school catchment. The suburb has no state high school of its own, so the nearest options are Rochedale State High School and Redeemer Lutheran College across the border in Brisbane, roughly a kilometre north, and Springwood State High School to the south, which means a property’s exact position can determine both the zone and whether the closest school is in a different council area entirely. Catchments are also redrawn from time to time, so current boundaries should be confirmed rather than assumed. The second is scarcity: with building approvals near zero and nothing in the development pipeline, competition for the right home is real, and moving quickly with clear due diligence is often the difference.

The physical overlays sit on opposite edges. Flood follows the western side, where the Pacific Motorway corridor and the creek gullies toward Springwood carry creek and overland-flow exposure, while the bulk of the suburb on higher estate ground sits clearer. On the eastern side, where the streets meet the Koala Coast bushland, there is a genuine bushfire and vegetation consideration, along with koala-habitat and biodiversity overlays that can apply to lots near the reserve. None of this rules a property in or out, but in Rochedale South the catchment check, the western flood check and the eastern bushland check all belong at the very start of your due diligence, which is exactly the work we run for our clients.
