Sunnybank Hills

The larger, leafier family neighbour of Sunnybank, around seventeen kilometres south of the CBD, where big blocks, strong school catchments, a major shopping hub and one of South East Queensland’s best growth runs draw families and investors to the southside.

A hilly, master-planned suburb of brick-and-tile family homes, anchored by Sunnybank Hills Shoppingtown, three rail stations on the Beenleigh line at its edges, the Asian dining of Sunnybank to the north and Karawatha Forest bushland on its southern doorstep.

“Sunnybank Hills is the family-and-space side of the Sunnybank story: big brick-and-tile homes on large blocks, a high-ICSEA school catchment, a major shopping hub, and one of the southside’s strongest five-year growth runs. Stock is the tightest in the area and well-presented homes sell in about a month, so the real skill is reading land value and rebuild upside, the active subdivision next door, and the creek, overland-flow and southern bushfire layers before you offer.“

Big blocks, top schools and rebuilds

This is large-block family living, built around a strong, high-ICSEA school catchment. It is also a steady knockdown-rebuild and subdivision market, with the 1980s brick-and-tile streetscapes slowly giving way to large modern homes.

Did you know

Sunnybank Hills was originally part of a larger area called Coopers Plains and only received its official name in 1971, with the “Hills” reflecting its ridges and undulating terrain. It grew through the late 1970s and 1980s as a master-planned family suburb of big brick-and-tile homes, so deliberately modern that a display village showed off the new styles, and it remains one of Brisbane’s larger and most multicultural southside suburbs. An Established Family Suburb

From Coopers Plains Farmland To A Master-Planned Family Suburb

Sunnybank Hills began as part of a much larger rural district known as Coopers Plains, a stretch of fertile, creek-fed farming country on the southside. It only took its own name in 1971, with the “Hills” drawn from the ridges and gullies that still shape the suburb today, and lower, wetter creek flats sitting to the north and east.

From the late 1970s it grew quickly as a master-planned family suburb. Sunnybank Hills State School opened in 1979, display villages showcased the new low-set and two-storey brick-and-tile homes through the 1980s, and large suburban blocks filled the ridges. Unlike the older inner suburbs, this was never Queenslander country: the housing here is modern, generous and built for families.

Today it is one of Brisbane’s larger and most multicultural southside suburbs, anchored by Sunnybank Hills Shoppingtown and a strong school catchment, with the Asian dining of Sunnybank to the north and the bushland of Karawatha Forest along its southern edge. With one of the southside’s strongest five-year growth runs behind it, competition for the right block here is real.

Buyer’s Lens

First, demand and supply. Sunnybank Hills is tight and active. Stock on market sits at just 0.9% of the suburb, one of the lowest in the area, the market absorption rate is around 22% and well-presented homes sell in about 31 days, with discounting effectively nil. A high-confidence sample of 178 house sales a year, and a deeper pool of 170 comparable sales, makes this a genuinely liquid family market. The 3.1% rental yield is modest but a touch stronger than neighbouring Sunnybank, so this is still a capital-growth and owner-occupier market first.

Second, what you are actually buying. The stock is mostly 1980s and 1990s brick-and-tile homes on big blocks, often 600 to 960 square metres, which is why the report flags a wide 49% price spread and clear renovation and rebuild upside. There is a clear ladder from a townhouse or unit near $870k, through the roughly $1.01M three-bedroom middle and the $1.38M four-bedroom family home, to larger and rebuilt five and six-bedroom homes pushing past $1.7M and up toward $4.6M. We help clients judge land value and rebuild or subdivision upside, weigh the active subdivision and plan-sealing nearby, and read the creek, overland-flow and southern bushfire overlays. Rent runs around $730pw.

Why Buyers Keep Coming Back

Space, Schools And Growth On The Southside

Sunnybank Hills offers what the inner suburbs cannot: large family blocks at a southside price, a strong, high-ICSEA school catchment, a major shopping hub at the doorstep, and one of the region’s best growth records. Add the dining of Sunnybank to the north and the parks and bushland to the south, and it is easy to see why families and investors keep circling back.

Before You Fall In Love With An Address

Flood is the first thing to check in Sunnybank Hills, but here it is creek and overland flow rather than the storm tide of the bayside suburbs. A large creek runs north to south across the suburb, the lower, marshy areas sit to the north and east near the Sunnybank and Runcorn rail corridors, and the suburb borders the Calamvale Creek wetlands, so waterway and overland-flow overlays follow those creek flats and the western rail line. Any low-lying or creek-adjacent lot deserves a careful look at the current flood mapping before you offer.

Two more things matter here. First, the southern and south-eastern edge meets Karawatha Forest, so unlike flatter Sunnybank there is genuine bushfire-prone vegetation along that fringe, and any property backing the bushland warrants a bushfire overlay check. Second, this is an active subdivision and knockdown-rebuild market, with current applications spanning lot reconfigurations, plan sealing and building work, so what is being built or split next door can shape both amenity and value, while a big block may carry rebuild or subdivision potential of its own. The flip side is a healthy infrastructure pipeline, led by a major health project plus retail, education and new dwellings. None of this rules a property out, but flood, bushfire and development checks belong before contracts, not after, which is exactly the due diligence we run for our clients.
