Thornlands

A master-planned family suburb in Redland City, set between bayside Cleveland to the north and the Mount Cotton wine country to the south, around thirty-two kilometres south-east of Brisbane, built on large modern homes and generous blocks.

A genuine value gap against Cleveland’s bayfront prices, with tight supply, strong family demand, and schools and parks woven through the estates.

“Thornlands is the Redlands’ family-estate engine: large modern four and five bedroom homes on generous blocks, genuine school catchments, and a real value gap against Cleveland’s bayfront, in a suburb that has grown more than 50% in a decade. With 316 house sales a year, 81% growth over five years and homes clearing in about seventeen days, it is one of the bayside’s deepest and fastest family markets.“

A Local’s Week

How Thornlands Actually Lives

Forget the brochure version. This is what a week here actually looks like.

The Estates

Master-planned, family-sized

Thornlands is built from waves of master-planned estates, so the streets run to newer four and five bedroom homes on generous blocks, many with wine-named roads that nod to the Mount Cotton vineyards on the southern doorstep. More than half of all house sales here are four-bedroom homes.

The School Pull

Catchments families chase

Carmel College and Faith Lutheran College sit within the suburb, Ormiston College is close by, and the state catchments are strong. The school demand is a big part of why families compete so hard for the right home here.

The Commute

Car country, by design

With no railway station in the suburb, Thornlands is genuinely car-led: around two thirds drive, public transport use is minimal, and roughly one in seven works from home. The nearest train is on the Cleveland line, with Boundary Road and Cleveland-Redland Bay Road carrying the traffic.

The Green Edges

Creeks, koalas and vineyards

Eprapah Creek, conservation corridors and Redlands koala habitat frame the suburb, with the Sirromet Winery and a rural-residential acreage belt along the southern boundary. The edges are where the master-planned grid gives way to bush and acreage.

Did you know

Thornlands grew from farmland released in staged master-planned estates, which is why the housing stock is unusually modern and uniform for the Redlands: more than 70% of homes have four or more bedrooms and almost 90% are free-standing houses. It now holds more than 19,000 residents, having grown over 50% in a decade. More on Redland City ↗

Lifestyle & Estates

Built For Families, At Redlands Value

Thornlands grew out of farmland that was released in waves of master-planned estates, which is why the housing stock skews modern, low-set and generously sized. Four bedroom homes make up more than half of all sales here, on blocks that would cost considerably more a few kilometres east on the Cleveland waterfront.

The southern edge keeps its rural-residential character, with acreage, conservation land and the Sirromet vineyards at Mount Cotton on the doorstep. For a family buyer, Thornlands is the sweet spot between space, schools and price that the inner bayside suburbs no longer offer.

That value gap has been the engine behind the price story, with house values up more than 80% over five years as the estates have filled out. The schools and infrastructure spend following that growth is what underpins the next chapter for the suburb.

Buyer’s Lens

First, the supply picture. A 33.5% market absorption rate against just 1.1% of stock on market is one of the tightest demand-to-supply readings in the Redlands, and with around 316 sales a year this is a deep, liquid market rather than a thin one. The catch is that, as a master-planned suburb, Thornlands still has estate stages and land releases in train, so future supply is worth watching even while today’s market leans firmly to sellers.

Second, the demand engine. Families drive this market, and the four bedroom segment, more than half of all sales, is the real battleground, with good homes clearing in well under three weeks. A 3.5% yield, a 2.4% vacancy rate and an owner-occupier rate around 74% make it workable for an investor as well as a family home. The discipline here is being finance-ready and decisive, because the right home does not sit.

Why Buyers Keep Coming Back

A Genuine Family Engine That Keeps Growing

*Thornlands has a high-confidence median built on around 316 sales a year, but individual prices still turn on block size, estate and whether a home is original or upgraded, so treat these as a guide rather than a fixed rate. The detailed sales shown here are recent houses across the range, with four-bedroom homes the core of the market. Properties are shown by suburb, type and attributes only, never by address. Before You Fall In Love With An Address

In Thornlands, the overlay that matters depends heavily on where in the suburb you buy. Much of the master-planned estate core sits clear of major overlays, which is part of the appeal, but the edges carry real risk. Flood pockets follow the Eprapah and Hilliards Creek corridors and the lower-lying eastern edge, bushfire-prone mapping covers the southern and western rural-residential fringe near the conservation areas and Sirromet, and because the Redlands is koala country, vegetation and clearing controls can apply on the larger southern acreage lots. The first question on any block here is simply which of those layers touch it.

The second consideration is unique to a master-planned suburb: estate stages and land releases are still in train, so future supply can shape resale timing, and it is worth checking what is approved nearby, as well as the stage and build quality of any estate home, before you commit. None of this rules a property out, but flood, bushfire, koala and vegetation overlays and the supply pipeline are checks that belong before contracts, not after, which is exactly the due diligence we run for our clients.
